Sources of Capital

Senior Debt
As one of the core components of every financing, Valtus is a leader in placing senior debt for real estate transactions. We focus on finding the right source and structure of senior debt for every transaction, with the goal of minimizing cost and maximizing proceeds and borrower flexibility. We have a particular focus in “stretch senior” and non-recourse financing, having financing billions of dollars of non-recourse loans in our firm’s history.

Mezzanine & Preferred Equity
Valtus is extremely experienced with structuring and placing mezzanine (subordinated debt, second lien debt, etc.) and preferred equity and regularly interacts with these investors on the majority of deals. Although not required on every transaction, Valtus prides itself on providing every sponsor a complete suite of financing opportunities, which can often include mezzanine & preferred equity as an option.

Equity
Valtus maintains relationships with the universe of real estate equity investors, including institutional investors, family offices and high net worth individuals. We focus on finding the right partner for each opportunity, ranging from passive equity investors to strategic partners who can lend value beyond capital. In addition to sourcing equity investment, our core focus is structuring the right partnership and terms for each deal, ensuring that every equity investment is set up to succeed to the benefit of both sponsor and investor.
